How long does a property inspection take?
A standard pre-purchase inspection takes approximately 2–3 hours depending on the size of the property. Larger homes or those with suspected issues may take longer. You will receive your comprehensive report within 24 hours of the inspection.
What does the inspection cover?
Our inspections are aligned with NZS 4306:2005 and cover structural elements, roofing, cladding, plumbing, electrical systems (visual), moisture detection, insulation, ventilation, site drainage, and overall building condition. Each area is documented with photos and professional commentary.
How much does an inspection cost?

Can I attend the inspection?
Absolutely — we encourage it. We recommend attending for the last 30–45 minutes so you can see findings firsthand, ask questions, and get a verbal walkthrough before the written report arrives.

What is NZS 4306:2005?
NZS 4306:2005 is New Zealand's standard for residential property inspection. It defines the scope, methodology, and reporting requirements for building inspectors. All InspectUnited inspections comply with this standard.
Do you inspect new builds?
Yes — and we strongly recommend it. New builds still have defects: builder errors, weathertightness issues, consent non-compliance, and code of compliance problems. Every property benefits from an independent inspection.
What happens if the inspection finds issues?
The inspection report documents all findings with photos and a priority rating (critical, moderate, minor). You use this information to negotiate price, request repairs, or withdraw from the purchase. We can also advise on typical repair costs for common findings.
How quickly can you book an inspection?
We aim to inspect within 2–5 business days of enquiry, depending on location and availability. In competitive markets, contact us as early as possible — we know time matters.

What is the difference between a pre-purchase inspection and a building inspection?
A pre-purchase inspection is specifically designed for buyers before committing to a purchase — it focuses on identifying risks and informing your purchase decision. A building inspection is a broader compliance and condition assessment suitable for owners, investors, and developers as well as buyers. Both follow NZS 4306:2005.
